if you have a land which has become a creature this turn. (by using Rude Awakening for exemple)
1. it if is equiped with:

Sword of the Paruns 3
Artifact - Equipment R
As long as equipped creature is tapped, tapped creatures you control get +2/+0.
As long as equipped creature is untapped, untapped creatures you control get +0/+2.
3: Tap or untap equipped creature.
Equip 3

could i use the "3: Tap or untap equipped creature." ability next turn?

2. if this land would get +1/+1 counters, would it keep them even if its not a creature anymore?

im not sure, but when the land stops being animated, all equipment will be unattached from it, so you cant use this ability.

but still it will maintain all +1/+1 counters, just they wont do anything, unless you animate this land again.

That's correct. The cards fall off once it reverts back to land, but the counters stick, doing nothing.

(even if the unattach seems strange to me)

Think of it this way. A tree suddenly comes alive, and picks up the nearest Sword. It grips it with its branches. When the tree un-animates, the branches are no longer able to squeeze around the sword's handle, so the tree drops it.

A land only has summoning sickness if you animate it the turn it came into play.

Everything has summoning sickness but only creatures are affected by it.
